About Broadoaks Country House

Broadoaks Country House is a 20-bedroom house of 1836 in seven acres at Troutbeck, two miles from Windermere, taken for exclusive use with no sound limiter.

Broadoaks Country House was built in 1836 on the hillside above the Trout Beck at Troutbeck, a couple of miles out of Windermere. Seven acres of garden and woodland surround it, with a tiered fountain below the windows and the Lakeland fells closing the view. Its best-known room is the Music Room of 1905, which the house presents as designed with inspiration from William Morris, with a vaulted ceiling, oak panelling, a painted frieze and a grand piano in the leaded bay.

Weddings use the whole house as standard, so no other guests are booked in. Most couples marry at the white Victorian gazebo on the lawn, then move to the Orangery for a wedding breakfast of up to 120 and an evening for up to 150. Catering and the bar are the house's own teams, with a complimentary tasting, and there is no sound limiter, although music stops at midnight unless the paid extension to 1am is taken. Twenty individually styled bedrooms keep the party together. Windermere station is a five-minute taxi away.

The Music Room of 1905

The Music Room was added in 1905 and is described by Broadoaks as designed with inspiration from William Morris. It has a vaulted ceiling, oak panelling, a painted frieze, shell niches beside the chimneypiece, a wood-burner in an oak overmantel and a grand piano in the leaded bay.

A gazebo, an Orangery and no limiter

Most couples marry outdoors at the white Victorian gazebo, with the fells behind, then move to the Orangery for a wedding breakfast of up to 120 and an evening for up to 150. Catering and the bar are the house's own, and with no sound limiter the band can play at the volume it was hired for until midnight.

Frequently asked questions

Broadoaks Country House

Where is Broadoaks Country House?

On Bridge Lane at Troutbeck, on the hillside above the Trout Beck and about two miles north of Windermere in Cumbria. Windermere station is a five-minute taxi and Manchester Airport is about an hour and a half by road, 89 miles.

Can we hold a civil ceremony at the house?

Yes, indoors. Broadoaks appears on Westmorland and Furness Council's list of premises approved for civil ceremonies and civil partnerships. Registrar fees are paid separately to the register office.

Can we marry outdoors at the gazebo?

Broadoaks says it is licensed for ceremonies inside and outside, and most couples marry at the white gazebo. The council list gives only the venue name, so the legal position for an open-air ceremony should be checked with the venue and the registrar before a date is fixed.

How many guests can the house take?

The Orangery seats 120 for a daytime wedding breakfast and holds 150 for the evening. A single overall capacity applies, with no separate figure for the ceremony, so ask for that figure directly.

Is it exclusive use?

Yes, as standard. The house and its seven acres are yours for the day with no other guests, and 20 bedrooms come with it.

Is there a sound limiter?

No. A band or DJ can play at full volume. The trade is a firm finish, with the bar closing and all music stopping at midnight, and a paid upgrade to 1am.

Can we bring our own caterer?

No. The house uses its own catering and bar teams, and a menu tasting is included before the day.

How much does a wedding cost?

Wedding packages start at £5,600. A shorter Whirlwind package, offered on remaining dates, costs £9,499 for 50 day guests and 30 evening guests. The final figure moves with the date, season and numbers.

What are the bedrooms like?

There are 20, each styled individually and named rather than numbered. Walnut is the accessible room with a white super-king four-poster, step-free access and a Japanese slipper bath, and the honeymoon room is The Retreat, with its own living space. Checkout is at 10am.

Are dogs and confetti allowed?

Dogs can join the ceremony and photographs but not the wedding breakfast. Real petal confetti is allowed outdoors only, and sparklers are permitted outside. Fireworks, fire pits, confetti cannons and smoke machines are not.
