Of the 38 Tuscany venues listed on 5 Star Weddings, 34 are recorded with rooms or suites on site. The other four carry no room count, so a couple choosing one of them should ask how many guests it can sleep and where everyone else will stay. For the rest, the useful question is not whether there are rooms but how many, and whether one wedding can take the whole property.
How big is the stay: four sizes of venue
The 34 venues with rooms fall into four groups by the number of rooms and suites recorded.
Fewer than ten: five venues. These are small enough that one wedding often fills the house. Relais La Costa has eight suites and is recorded as sleeping up to 30. Locanda in Tuscany has nine rooms and suites, and the whole property can also be rented as a villa for 1 to 24 people. Villa Il Cerretino has six rooms and is recorded as sleeping 14.

Ten to 24: fifteen venues. This is the largest group, mostly villas and country houses. Burlamacchi Villas has 18 rooms and suites sleeping up to 40, and is let to one wedding at a time. Casale de’ Pasquinelli has 18 bedrooms sleeping around 35 and is taken for exclusive use.
25 to 49: nine venues. Here the venues are larger houses, hotels and castles. Villa Mangiacane is a fifteenth-century estate in the Chianti hills with 28 rooms and suites sleeping up to 60. Baglioni Resort Cala del Porto has around 40 rooms and suites and is recorded as sleeping up to 90. Castello di Casole has 39 rooms.

50 or more: five venues. These are resorts and city hotels. Castel Monastero, a walled medieval village in the Chianti hills, has 44 rooms and 24 suites, and its record gives up to 140 guests on site. Grotta Giusti Thermal Spa Resort has 64 rooms and suites in the villa.

A room count is not a bed count. Only 14 of the 34 records also say how many guests the rooms sleep, and the figure runs from 14 at Villa Il Cerretino to 140 at Castel Monastero. Where a record gives rooms but not sleeping numbers, ask for the number of beds before counting on the rooms.
If you want the whole guest list on site
Of the 14 records that give a sleeping figure, 11 sleep 45 or fewer. Palazzetto Rosso has 20 rooms and sleeps 45, Borgo Bucciano has 11 rooms and sleeps 40, and Podere Castellare has 14 rooms and sleeps 35. Only three sleep 60 or more: Villa Mangiacane at 60, Baglioni Resort Cala del Porto at 90 and Castel Monastero at 140.
A couple planning for 100 guests who all want to stay on site will not find that on a recorded figure at most of these venues. The remaining guests will need rooms elsewhere, and the venue is the right place to start asking where.
Taking the whole place: exclusive use
Of the 34 venues with rooms, 27 are recorded as exclusive use, meaning one wedding takes the whole property. Three are recorded as partial, meaning exclusive use applies only to some spaces, dates or packages. One is recorded as not available, and three have no exclusive use recorded.
The word covers very different sums. Relais La Costa records exclusive use of all eight suites from €2,800 per night, in low season on weekdays. Locanda in Tuscany records exclusive use of the property from €7,000 per day. Villa Mangiacane records €26,400 per night for the whole estate, plus VAT, for 28 rooms and suites. A figure for a house of eight suites and one for an estate of 28 rooms are not the same product, so compare what each one includes before comparing the totals.
Partial exclusive use needs a direct question. Relais Santa Croce by Baglioni Hotels in Florence has about 24 rooms and suites, Art Hotel Villa Agape has 32 rooms and Hotel Villa Il Patriarca has 24, and all three are recorded as partial. Ask which rooms and which spaces a wedding actually gets. At Grotta Giusti, exclusive use is recorded as not available, so ask how the other rooms are handled on the day.
What to ask before you count on the rooms
- How many guests do the rooms sleep, counting beds and not rooms?
- Are the rooms inside the hire fee, or charged per night on top?
- Is there a minimum stay, and which nights does it cover?
- If exclusive use is partial, which rooms and spaces does it include?
- Where should the guests stay who do not fit, and how far is that by road?
