In Tuscany, exclusive use rarely means the same thing twice. At one venue it is a whole villa rented by the night, at another an estate hired for the wedding with the catering included, at a third a terrace and a chapel for an evening. Knowing which of these a venue means is the difference between a quote that fits your wedding and one that surprises you.
Of the 38 Tuscany venues listed on 5 Star Weddings, 31 are recorded as offering exclusive use, three as offering it in part, one as not offering it, and three have no recorded answer. Those 31 are a defined group: the venues whose records say yes. They are listed below, each with a page where an enquiry about a date can be made.
What the flag means, and what it does not
A record marked yes means the venue says it offers exclusive use. It does not mean every date, every space or every package qualifies. Partial means it applies only to some spaces, dates or packages, and a blank means the answer is not published. Treat the flag as the start of a conversation with the venue, not the end of one.
Four arrangements in the records
The venue records show at least four different arrangements, and the figures attached to them measure different things.
- The whole property, by the night or the week. Villa Catignano rents the whole villa from €10,675 a week in low season and €12,810 a week in high season, or €2,135 for a day, with electricity, water, gas, heating, linen and final cleaning included. Villa Mangiacane rents the whole estate by the night, at €30,800 plus VAT from 15 May to 15 October and €26,400 plus VAT from 15 October to 15 May, for a minimum of two nights. Its Palazzo Machiavelli alone, with ten rooms and suites for up to 22 guests, is €17,600 in high season and €13,200 in low season, plus VAT. Locanda in Tuscany is recorded from €7,000 a day for exclusive use of the property, which has nine rooms.
- Venue hire with the wedding built in. GVE Weddings & Villas is recorded from €12,000 for exclusive use of the estate, all nine en suite rooms for 22 overnight guests, in-house catering, bar service, a wedding cake, planning and day-of coordination, and celebrations until 2am. Agriturismo Cima alla Serra is recorded from €2,500 for exclusive use of the estate, a civil ceremony on the panoramic terrace and celebrations for up to 100 guests, with catering, drinks and accommodation priced separately.
- A stay plus a wedding fee. At Relais La Costa exclusive use of all eight suites is recorded from €2,800 a night in low season, midweek, with a minimum stay of two nights midweek and three at weekends. A mandatory wedding fee of €2,500 covers the courtyard, panoramic garden, pool, spa and Salone delle Feste and the party until 1am, and the wedding dinner is priced separately from €160 per person.
- Named spaces. Castello di Casole publishes space hire only, from €700 for the Visconti Terrace to €4,000 for the Tosca Terrace, San Tommaso Chapel and Courtyard, VAT included, not per guest and not a wedding package. Set-up is quoted separately.
Not every record gives this detail. For most venues the flag is all that is published, which is why the date, the spaces and the hours need to be confirmed in writing.

What exclusive use usually changes
- The price basis. Exclusive use is often priced by the night, the week or as a hire fee, with food and drink added, rather than per guest. Figures of different kinds should not be set side by side. Baglioni Resort Cala del Porto, for example, is recorded from €250 per guest as an indicative rate, which is a different thing from the nightly rental of a whole estate.
- Minimum stays. Whole-property rentals often come with a minimum number of nights. The records give two nights at Villa Mangiacane and two to three at Relais La Costa.
- Hours. Hire windows and music cut-offs vary. Celebrations until 1am are recorded at Relais La Costa and until 2am at GVE Weddings & Villas.
- Other guests. The point of exclusive use is that no other event or guests share the property, which is worth confirming for the days either side of the wedding as well as the day itself.
Catering and suppliers
Among the 31 venues recorded as exclusive use, 21 are recorded with in-house catering, one of them also permitting outside caterers. Four are recorded with outside caterers, four with a choice between the two, and two have no recorded answer. Catering is one of the first things to settle, because it decides whether you are working with the venue's kitchen or bringing in your own caterer.
Where guests sleep
27 of the 31 have rooms or suites recorded, so for many weddings exclusive use also means the guests stay on site. Relais La Costa has eight suites and sleeps 30, Villa Mangiacane has 28 rooms and sleeps 60, and GVE Weddings & Villas has nine rooms for 22 overnight guests.
What to ask a venue to confirm
- Does exclusive use apply to the date and package being considered, and which buildings and grounds does it cover?
- Is the figure a nightly rate, a weekly rate, a hire fee or a per guest rate, and are VAT, service and cleaning included?
- What is the minimum stay, and what are the hours, including set-up, supplier access and any extension?
- Is catering in-house, outside or either, and are drinks and suppliers tied to a list?
- How many guests can sleep on site, and how many can attend the ceremony and the meal?
- Is any part of the property, such as a spa or a restaurant, open to other guests on the day?
A written answer for the specific date is worth more than the general record.

Choosing and confirming
The best exclusive-use arrangement is the one confirmed in writing for a particular date, set of hours and guest list. Read the Tuscany wedding guide to see how the areas and venue types differ, browse all Tuscany venues, and open the venue pages above to make an enquiry about a date. Figures are as published by each venue and recorded on 5 Star Weddings, and each should be confirmed with the venue before it is relied on.
